Our agents offer a fully customized list rather than a generic one. If we sent a list too early, by the time you’re ready to tour, most places may be unavailable or at different prices. This process helps ensure current pricing and availability that matches your planned move-in timeframe.

What important details do I need to consider when renting an apartment?
Am I eligible for an apartment if I have a poor credit history, an eviction, or a felony/misdemeanor?
If you have issues with bad credit or a misdemeanor, your agent will work with you to evaluate your situation. Although there might be some limitations on your options, we will do our best to help you find what’s available. However, keep in mind that the majority of properties we deal with do not accept applicants with evictions or felony convictions.
How much money do I need to make to rent an apartment?
Generally, to qualify for an apartment, your gross income should be three times the amount of the rent (before taxes). For instance, for a $1400 monthly rent, you’d need to show that you earn at least $4200 each month before taxes.
How do co-signers and guarantors assist in renting an apartment?
Both co-signers and guarantors can help you qualify for an apartment, but they serve different purposes. A guarantor assumes financial responsibility if the tenant defaults or fails to pay rent. They are not considered tenants and cannot reside in the unit. In contrast, a co-signer is considered a tenant and is allowed to live in the apartment. This means the co-signer is also immediately responsible for the rent and shares the same liabilities as the primary renter.

Ideally, plan to tour when you’re prepared to make a decision, usually 45–60 days before your move-in date. Pricing, availability, and specials can change daily, so if you tour but delay your choice, you may miss out on rates or look-and-lease specials.
